LUXURY HOME INSPECTION

General Inspection: Includes an inspection of pretty much everything from the roof down to the foundation. This includes some of the appliances, AC/Heater, water heater, electrical panel, plumbing fixtures, lights and switches, interior and exterior walls, windows, floors, and ceiling as well as the grading and drainage around the foundation.

Termite Inspection: For this inspection, your inspector will do a thorough inspection on the inside and outside of your new home looking for any active wood destroying insects including termites, carpenter ants, carpenter bees and any conducive conditions for these types of pests. It is required if you have a V.A. Loan.

Digital Level Analysis (DLA): Your inspector will draw a sketch of your floor plan and give you actual measurements and factual data about your foundation to help determine if it is level or not. He will use the same tool that a structural engineer uses, a Zip Level. All Texas inspectors are required to give an opinion on the  foundation but with this additional service, you have actual numbers to prove if the slab is level or not. We recommend this service to customers who have foundation concerns or just want peace of mind about their foundation.

 Roof level inspection:  Texas inspectors are required to walk the roof as long as it is safe. We always do a roof-level inspection, which means we will either walk the roof, or we will use our high-resolution drone to inspect all aspects of the roof. 

 

Infrared/Thermal image Home Scan: Infrared Thermography is the science of detecting infrared energy emitted from an object, converting it to apparent temperature, and displaying the result as an infrared image. This allows us to see surface temperature differentials in the building materials in your home. What this means for you is that we can “see” or detect things not visible to the naked eye.  Most common items are moisture damage, electrical hot-spots, missing insulation, and pest infestations.

Advanced HVAC Inspection – Performed by a licensed HVAC professional:  Includes an evaluation of the following components:

  • Outdoor condenser
  • Indoor and outdoor coil
  • Air handler
  • Check for Puron and Freon leaks
  • Check for carbon monoxide leaks
  • Evaluation of limit switches, capacitors, and sensors
  • Damper systems
  • Provides a written estimate of needed system repairs to negotiate with the Seller
 

Gas leak detection:  Check for gas leaks at all appliance connections

Outdoor kitchens:  Plumbing, electrical, gas grills.

Sprinkler and Irrigation Inspection:  A thorough examination of the outdoor watering system and its components on your property, designed to ensure its proper functioning and efficiency. Aims to promote water conservation, prevent overwatering or underwatering, and optimize the health and appearance of the landscape.

Digital Summary Report (photos/videos):  Every inspection we conduct is accompanied by a detailed Digital Summary Report.  This report, accessible on your computer, tablet, or smartphone, provides an in-depth visual documentation of your home.  It includes photographs highlighting any deficiencies, ensuring you have a clear and comprehensive understanding of your home’s status.

Pool: Your inspector will inspect the decking around the pool, pool pumps, pool heater, blowers, coping, skimmers, water features, electrical, bonding, pool lights, safety barriers, and door alarms.

Septic Inspection: Our Septic Inspector will check the following items:

  • Sludge level of the tank (does it need pumped or not)
  • Water is flowing from house to septic tank properly
  • Integrity of the tank, risers, and baffles
  • Pumps are working properly
  • Irrigation is working properly
  • Evaluate the electrical components of the system
  • Determine the chlorine or bleach levels

Some areas of concern with a septic system are if it isn’t working properly, it can back up into your toilets, showers and sinks.  The inspector will open the lids of the tank and inspect the agitator, levels, and integrity of the tanks. Additional items inspected are the chlorination dispenser, disposer and tank alarm. Typically, the tanks are viewed with the lids open visually, with a camera, and/or a mirror to evaluate the tank integrity.
